Volumes Double, UBS Sounds a Warning

Market overview (past 7 days)

This week's signal is amber. UAE real estate transactions doubled in the first half of 2026, up 103% year on year (Emirates 24|7 and others, reported September 2026), with foreign capital and Golden Visa demand still doing most of the work. September 2026 registrations stand at 48,200 secondary (Title Deed) and 51,800 off-plan (Oqood), per Property Monitor. At the same time, the UBS Global Real Estate Bubble Index rated Dubai's bubble risk as elevated, while noting that the city still offers value against global peers.

This week's angle

I am reading the UBS warning and the doubling of volumes side by side, and I do not think they contradict each other. Prices are rising, but the first-half surge was carried by foreign capital and Golden Visa demand, and UBS itself still rates Dubai as good value against global peers. What matters is that the growth is uneven. Mid-tier areas with an infrastructure story, such as Creek Harbour at +5.4% month on month, and yield-led entry areas such as JVC are moving, while the premium segment is a place to watch new supply before acting. Mortgage approvals getting 65% faster is a quiet but real support for secondary-market turnover.

What I am watching

New supply at the premium end, and how the UBS bubble reading evolves. Volume surges are exactly when supply can overtake demand in individual areas, so I will keep checking the spread of monthly changes across areas each week.
